Pentre Construction Group offers a wide spectrum of services for anyone considering a project. We have found it is most beneficial to become involved early in the project which prevents costly missteps, and allows for effective value engineering, cost control, and the most efficient design. All of these initiatives reduce or eliminate costly rework, delays, and changes during construction. Given our experience, our team is often able to forecast potential pitfalls or delays which typically impact the delivery and financing cost of a project. The following services are available:

Services

Feasibility

We are able to develop preliminary and comprehensive feasibility analyses as required for evaluation of a potential site during the beginning stages of land development. For example, if engaged early enough, this study is helpful in determining a purchase range for raw land before it is purchased, as well as determining the highest and best use of the allowable zoning.

Development

There are many steps involved in the development process which can be overwhelming. Our development experts have an extensive network of professional relationships with city officials, consultants, lenders, and trade contractors. The Pentre team is skilled in taking a property through the rezoning and development which requires preliminary and advanced design work. We work with very capable designers and consultants that can provide timely design input during the development process and into permit applications. Pentre will manage and coordinate the design process from inception to construction-ready design to ensure project objectives and key design considerations are satisfied. We collaborate with city officials and planners to expedite the review times so that DP and BP permit applications and submittals are completed without lengthy delays. We stay with the development phase right through the construction program to Occupancy permit.

Pre-Construction

Pre-construction is a critical step in the project process that is often overlooked, but is highly recommended. Proper and decisive pre-construction can add considerable value to the project and greatly reduce extra construction costs, financing charges, and reduce conflict between disciplines, which typically delay construction. Major pre-construction considerations are:


  • Scheduling – this involves the development of project schedules at various stages including project overviews, development process, preliminary construction, cash flow, and detailed construction
  • Budgets – budget are required at all phases of the project and include overall pro-forma, project overview, design budget, preliminary construction budget, and detailed or a firm construction budget. Appropriate contingencies are also carefully considered and discussed.
  • Clash detection – Pentre is particularly skilled and adept at reviewing drawings, comparing of various disciplines, and providing design feedback to bring all drawings and documents to “Ready for Construction” status. A proper clash detection exercise greatly reduces the number of change orders, RFI’s, and other questions during the construction program.
  • BIM technology – Pentre has the ability and capability to provide a full 3D building model for any project. Again, this is extremely useful in marketing, estimating and budgeting, clash detection, and design modifications.

Construction

There are two most common methods of construction delivery, specifically a Fixed Price Contract (CCDC 2) or a Construction Management Contract CCA 5 (or a modified version). The Pentre Group is comfortable in accommodating any contract arrangement. We have found the most contentious issues in contract discussions are typically:

  • Contract price and related scope of work
  • Exclusions and qualifications
  • Changes to the work and contingencies
  • Schedule and delays
